In August, Realtor.com named Columbus Ohio, the hottest real estate market in the country, writing, “this bustling college city with a population of more than 2 million … earned high marks for its relatively low cost of living and low unemployment rate.”
The article noted that investments from major companies like Intel, Google, and Amazon have spurred a surge of interest in Columbus, drawing new residents to the city. As one of the nation’s key test markets, Ohio’s capital is often among the first to see the latest products and innovations. The presence of Ohio State University infuses the city with youthful energy and a dynamic, forward-thinking atmosphere.
As we’ll explore below, Columbus realtors say this hot market presents promising opportunities for homeowners to sell their properties in fall 2024 and beyond.

The Columbus Real Estate Market is Booming

Columbus area home for saleAccording to the latest housing report from Columbus REALTORS®, the Columbus housing market is experiencing significant growth.

In July 2024, 2,806 closed sales were recorded, a 12 percent increase compared to July 2023. This increase in sales reflects the ongoing high demand for area homes. The inventory of homes for sale has reached its highest level in five years, with 4,325 homes available – a substantial 37.9 percent increase from the previous year.

“The fact that there are over 1,200 more homes available on the market right now than this time last year is a positive for prospective home buyers,” said Columbus REALTORS® President Scott Hrabcak. “Columbus remains an in-demand seller’s market, but having nearly two months of inventory does give buyers more options than they have had at any point over the last four to five years.”

With an increase in inventory, homes are lasting a little longer on the market, up to an average of 22 days compared to 17 in July 2023.

Combine this news with the recent news of dropping mortgage rates, and the central Ohio housing market could be set up for a very active Fall.

Rising Home Prices in Columbus

Last month, the median price hit an all-time high of $334,900. For sellers, this trend means an opportunity to maximize profits by selling when prices are peaking.

The local real estate market is thriving, with homes in Columbus receiving 2.4 times the national average in online property views. Now may be the time to capitalize on this increased interest.

Dublin, Ohio: A Sought-After Suburb

Named Ohio’s Best Small City in 2021, Dublin is known for its excellent schools, vibrant community, and convenient access to downtown Columbus. This has made Dublin one of the most sought-after suburbs in the Columbus metropolitan area, with a steady demand for homes.

The Dublin real estate market reflects the same upward trends seen across Columbus. Home prices in Dublin have remained strong, with a median home value well above the central Ohio average. This suburb attracts young professionals and families looking for high-quality living in a community-oriented environment. The availability of quality homes, coupled with Dublin’s appeal as a family-friendly and economically vibrant suburb, makes it a prime location for selling your home.

Optimistic Market Conditions for Home Sellers

According to Freddie Mac, the 30-year fixed-rate mortgage averaged 6.49 percent, a significant drop from last year’s high. If the Federal Reserve lowers rates at its September meeting, it may spark further interest rate decreases. This could result in more buyers entering the housing market and intensified competition for available homes.

With strong market demand, increasing home prices, a growing inventory and lower mortgage interest rates, now is an opportune time to sell your home. Leveraging the current market strength can maximize your return on your housing investment.

If You Sell Your Home, What’s Next?

Many older adults looking to downsize face another challenge: the high occupancy levels and long waiting lists for independent living apartments. The question isn’t just about selling your home.
